Les juntes les convoca el President, en defecte d&#8217;aix\u00f2 el Vicepresident. Tamb\u00e9 \u00e9s possible quan se sol\u00b7liciti com a m\u00ednim per una quarta part del total de propietaris, o per un n\u00famero que representin com a m\u00ednim un 25% dels coeficients de la Comunitat.<\/p>\n            <\/div>        <\/div>    <\/div><\/section>\n<section class=\"av_toggle_section\"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/CreativeWork\"  >    <div role=\"tablist\" class=\"single_toggle\" data-tags=\"{Tots} \"  >        <p data-fake-id=\"#toggle-id-2\" class=\"toggler \"  itemprop=\"headline\"    role=\"tab\" tabindex=\"0\" aria-controls=\"toggle-id-2\">Quines s\u00f3n les responsabilitats i obligacions del president de la comunitat? <span class=\"toggle_icon\" >        <span class=\"vert_icon\"><\/span><span class=\"hor_icon\"><\/span><\/span><\/p>        <div id=\"toggle-id-2\" class=\"toggle_wrap \"   >            <div class=\"toggle_content invers-color \"  itemprop=\"text\"   ><ul>\n<li>Convocar i presidir les reunions de la junta de propietaris.<\/li>\n<li>Representar a la comunitat judicial i extrajudicialment.<\/li>\n<li>Elevar a p\u00fablics els acords, si escau.<\/li>\n<li>Vetllar pel bon funcionament de la comunitat i pel compliment dels deures del secretari i de l&#8217;administrador.<\/li>\n<li>Qualssevol altres funcions que estableixi la llei.<\/li>\n<\/ul>\n<p>La junta de propietaris pot designar un vicepresident, que exerceix les funcions de la presid\u00e8ncia en substituci\u00f3 del President. Tamb\u00e9 pot exercir les funcions que la presid\u00e8ncia li hagi delegat expressament.<\/p>\n<p>Totes aquestes funcions v\u00e9nen regulades pel Llibre V del codi civil catal\u00e0 en el seu article 553-16.<\/p>\n            <\/div>        <\/div>    <\/div><\/section>\n<section class=\"av_toggle_section\"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/CreativeWork\"  >    <div role=\"tablist\" class=\"single_toggle\" data-tags=\"{Tots} \"  >        <p data-fake-id=\"#toggle-id-3\" class=\"toggler \"  itemprop=\"headline\"    role=\"tab\" tabindex=\"0\" aria-controls=\"toggle-id-3\">Quines s\u00f3n les compet\u00e8ncies i obligacions de l\u2018Administrador i secretari d\u2019una Comunitat de Propietaris? <span class=\"toggle_icon\" >        <span class=\"vert_icon\"><\/span><span class=\"hor_icon\"><\/span><\/span><\/p>        <div id=\"toggle-id-3\" class=\"toggle_wrap \"   >            <div class=\"toggle_content invers-color \"  itemprop=\"text\"   ><p><strong class=\"texto-rojo\"><strong>Com a Administrador<\/strong>:<\/strong><\/p>\n<ul>\n<li>Prendre les mesures convenients i fer els actes necessaris per a conservar els b\u00e9ns i el funcionament correcte dels serveis de la comunitat.<\/li>\n<li>Vetllar perqu\u00e8 els propietaris compleixin les obligacions i fer-los els advertiments pertinents.<\/li>\n<li>Preparar els comptes anuals de l&#8217;exercici precedent i el pressupost.<\/li>\n<li>Executar els acords de la junta de propietaris i efectuar els cobraments i pagaments que corresponguin.<\/li>\n<li>Decidir l&#8217;execuci\u00f3 de les obres de conservaci\u00f3 i reparaci\u00f3 de car\u00e0cter urgent, de tot aix\u00f2 ha de donar compte immediatament a la presid\u00e8ncia.<\/li>\n<li>poden ser a c\u00e0rrec del fons de reserva.<\/li>\n<li>Les altres funcions que expressament li siguin delegades per la junta de propietaris o atribu\u00efdes per la llei.<\/li>\n<\/ul>\n<p><strong class=\"texto-rojo\"><strong>Com a Secretari<\/strong>:<\/strong><\/p>\n<p>Les seves funcions s\u00f3n expedir les actes de les reunions, realitza les notificacions, expedir els certificats i cust\u00f2dia, durant cinc anys com a m\u00ednim, les convocat\u00f2ries, les comunicacions, els poders, la documentaci\u00f3 comptable i els altres documents rellevants de les reunions i de la comunitat.<\/p>\n<p>Totes aquestes funcions ve regulades pel Llibre V del codi civil catal\u00e0 en els seus articles 553-17 i 18.<\/p>\n<p>Un dels requisits que sense ser una obligaci\u00f3, \u00e9s fonamental, \u00e9s la col\u00b7laboraci\u00f3 continuada amb l&#8217;Administrador per a fer m\u00e9s viable i r\u00e0pida la labor di\u00e0ria en la seva comunitat.<\/p>\n            <\/div>        <\/div>    <\/div><\/section>\n<section class=\"av_toggle_section\"  itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/CreativeWork\"  >    <div role=\"tablist\" class=\"single_toggle\" data-tags=\"{Tots} \"  >        <p data-fake-id=\"#toggle-id-4\" class=\"toggler \"  itemprop=\"headline\"    role=\"tab\" tabindex=\"0\" aria-controls=\"toggle-id-4\">Qui s\u2019encarrega de realitzar els tr\u00e0mits davant les Administracions p\u00fabliques? <span class=\"toggle_icon\" >        <span class=\"vert_icon\"><\/span><span class=\"hor_icon\"><\/span><\/span><\/p>        <div id=\"toggle-id-4\" class=\"toggle_wrap \"   >            <div class=\"toggle_content invers-color \"  itemprop=\"text\"   ><p>Normalment \u00e9s l&#8217;Administrador de finques qui gestiona en representaci\u00f3 de la Comunitat de Propietaris la liquidaci\u00f3 d&#8217;impostos i la domiciliaci\u00f3 de pagaments a prove\u00efdors i empreses de serveis.
